The job

A single-storey dining room off the back of a terrace, two roof windows over the table and bifolds that open the whole room to the garden.

The brief

A dark back room and a kitchen that looked at a fence. The owners wanted daylight over the table and a door they could leave open all summer.

What we built

A 24 m² single-storey extension with a warm flat roof, two roof windows and a run of bifold doors. The old back wall came out on a steel, so the kitchen and the new room read as one.

How the money went

Agreed at £87,250. The second roof window added £1,200 and was signed in week 6. Final account £88,450.
