The brief
More room for a family of five without moving: a bedroom and a shower room over a new side extension, and a kitchen that opens onto the garden. The old carport had to go, and the house had to stay liveable, because nobody wanted to rent for seven months.
What we built
A two-storey side extension in blockwork with a tiled roof to match the house, and a single-storey rear room with two roof windows and four-panel bifold doors. Kerr Dalton Architects drew it; we priced the drawings before planning went in, so the family knew the number before they knew the permission.
Steel over the new opening into the old kitchen
Party wall agreements with both neighbours
Render, terrace and drainage to finish
How the money went
Agreed at £151,200. One change, the wider bifolds, added £3,600 and was signed before anything was ordered. The final account was £154,800, and the family saw every pound of it build up in the Friday reports.
