The job

A Georgian house and a black timber barn joined by a glass link, so the barn becomes a kitchen and the house keeps its rooms.

The brief

A listed-feeling house with small rooms, and a barn at the end of the path that nobody used. The owners wanted one kitchen big enough for everyone, without knocking the house about.

What we built

Tom drew a narrow glass link that touches the house in one doorway and the barn in another. We repaired the barn frame, reclad it in black timber, and built the link on a slim steel frame with a flat roof. Planning took eleven weeks; the build took thirty-six.

  • Design, planning and building control in house

  • Barn frame repairs and new cladding

  • Structural glazing and a flat roof to the link

How the money went

Agreed at £186,000 with the drawings. Carrying the oak floor through the link added £4,900. Final account £190,900.
